  1. Introduction Welcome to Lake Country Property Rentals LLC (“we,” “us,” or “our”). These Terms and Conditions (“Terms”) govern your use of our website, www.lcpropertyrentals.com (the “Site”), and our property management services in the Greater Milwaukee Area. By accessing the Site or using our services, you agree to comply with these Terms. If you disagree, you may not use our services.

  1. Services Provided We offer property management services, including:

  • Listing and marketing rental properties.

  • Tenant screening, lease agreement facilitation, and rent collection.

  • Property maintenance coordination.

  • Financial reporting for property owners.

Services are subject to separate written agreements with property owners and tenants.

  1. Eligibility To use our services, you must:

  1. User Accounts

  • Registration: Certain features require account creation. You are responsible for maintaining confidentiality of your login credentials.

  • Termination: We reserve the right to suspend or terminate accounts for violations of these Terms or fraudulent activity.

  1. Payments and Fees

  • Rent Payments: Tenants agree to pay rent and fees as outlined in their lease agreements. Late payments may incur penalties.

  • Service Fees: Property owners may be charged management fees as per their service agreements.

  • Payment Methods: We accept payments via [list accepted methods, e.g., credit cards, ACH]. You are responsible for transaction fees, if any.

  1. Communication with Tenants We use the Grasshopper application for tenant communication, including calls and texts. This application allows us to respond to tenant inquiries and address maintenance issues. Communication occurs on a daily basis, with some days involving up to 20 tenant inquiries, while other days may have fewer interactions. Message and data rates may apply. To opt out of receiving messages, tenants may reply “STOP” or “CANCEL”. For assistance, tenants may submit or reply “HELP.”

Types of messages tenants can expect to receive include:

  • Maintenance updates, such as: “Good Morning [tenant name], We’ve received your maintenance issue, we have a technician working on getting it repaired. Thank you.”

  • Rent payment reminders.

  • Lease renewal notices.

  • Urgent property notifications.

  1. Prohibited Activities You agree not to:

  • Use the Site or services for illegal purposes.

  • Submit false or misleading information.

  • Harass other users, tenants, or staff.

  • Reverse-engineer, scrape, or disrupt the Site’s functionality.

  1. Intellectual Property

  • Ownership: All content on the Site (e.g., logos, text, images) is our property or licensed to us and protected by copyright laws.

  • Limited License: You may access the Site for personal use only. Commercial use requires written permission.

  1. Disclaimers

  • Service Accuracy: While we strive for accuracy, we do not guarantee error-free listings, pricing, or availability.

  • Third-Party Links: The Site may link to external websites; we are not responsible for their content or practices.

  • As-Is Basis: The Site and services are provided “as is” without warranties of any kind.
